Is a guarantor (Bürgschaft) mandatory when renting an apartment?

✓ Answered · 2 min read · 149 views

No, it's not a legal requirement — but some landlords specifically ask for it from international students. There are alternatives to a guarantor (Bürge).

What is a Bürgschaft?

A guarantor commits to paying the remaining rent + Kaution if the tenant fails to pay the rent. This is formalized with a Bürgschaft contract.

Who Can Be a Bürge?

  • A person residing in Germany with a net income of 3 times the rent amount.
  • Generally family members or close friends.
  • Your family in Turkey is usually not accepted — proof of income + Schufa is required in Germany.

Alternatives (If You Don't Have a Bürge)

Method Cost Acceptance rate
Mietkautionsversicherung (insurance) 5-10 € per month High, landlord's approval required
Mietkautionsbürgschaft (bank) 4-5% Kaution × year Low (students usually have no income)
Blocked account proof 0 Some landlords accept (especially for WGs)
Family commitment + Schufa 0 Difficult for Turkish families
Pay the Kaution upfront None Easiest way

Places That Don't Ask for a Bürgschaft

  • Studierendenwerk dorms — only Kaution.
  • WGs — Generally don't ask for a Bürge, a Vorstellungsgespräch is usually enough.
  • Sub-let (Untermiete): The main tenant acts as the guarantor.

Important

  • "No Bürge" does not mean "no apartment". You need to find the right listing.
  • Studentenwohnheim, WG, and special apartment complexes for internationale Studierende (Stayery, The Fizz) do not require a Bürgschaft.
